Tenant Application:

There is a non-refundable application fee of $45.00. Applications are required for each prospective tenant.  

The confidential application is processed by Acranet.  They report on credit, criminal, and civil information, as well as the rental history and employment verification of the applicant.  The application process can take 72 hours and may vary depending on availability of previous rental references

 

 

Rental Agreement:

After completion of a three month minimum tenancy, we rent on a month to month basis. If approved through our application process, payment of the cleaning fee and notification/damage deposit is required to secure an apartment.

 

 

Cleaning Fee and Notification/Damage Deposit:

If approved through the application process, a $650.00 cleaning fee and deposit is required to secure an apartment. The $300.00 non-refundable cleaning fee offsets cleaning costs after vacancy and the $300.00 refundable notification and Damage Deposit is returned with a three month minimum tenancy, proper notice, a rental account in good standing, all keys returned and no damages to the apartment or property.

 

Renters Insurance

We are requiring all tenants to carry renters insurance as of 9/1/19.

-This policy will need to be in effect BEFORE lease signing

-Please make sure your policy includes items as listed:

          1.Desired amount of $500,000 liability coverage (minimum of $100,000)

          2. Your policy must list Additional Insured as follows:

                -McCoy Apartments LLC (management company)

                -Specific building owner

-Other Notes:

          -For families: Your policy will cover everyone in your family, if policy is held by head of household.

          -For roommates: each roommate MUST be listed on the same policy OR each roommate carries their own policy.

          -Tenants with service/ESA animals: please ensure your policy includes coverage specific to your service/emotional support animal.

          -Please also note: Renters Insurance must be carried through the entirety of your tenancy and a copy of your policy must be on file with McCoy Apartments Office.

 

Maximum Occupancy:

Two bedrooms: Three (3) adults

 

Two Bedroom Apartments:

Our two bedroom apartments are located in our 60 unit complex approximately 1 mile from the University of Idaho- on "E" Street, Jefferson Street, and Adams Street. These apartments rent for $650.00. In addition to the range, dishwasher, refrigerator, and garbage disposal, we have an on-site coin-operated laundry facility.

 

 

ANSWERS TO FREQUENTLY ASKED QUESTION:

-Water, Sewer, and Garbage are included with rent.

-Pets of any kind are NOT allowed. Assistive animals are welcome.

-Smoking is not allowed.

-Parties or loud music are not allowed.

-Waterbeds are permitted on the first floor only.

-Portable dishwashers or washing machines are not allowed.
